Cabin Rules

The Renters/Guests agree to abide by the Rental Rules set forth here and in the Welcome Pack located on the kitchen counter upon your arrival. As part of this agreement, while at the property and on the resort, and all members of the rental party and anyone else that the guest permits on the property to abide by the following rules at all times while at the property.

The Renters/Guests whom is the paying person indicated on the agreement, must provide a current government issued ID within 48 hours of arrival. If you book within 3 days of check-in, I.D. along with a valid credit card that must be on file for any damages.  These items must be provided at least 24 hours before check-in. The person that books must be at least 25 years of age and MUST be present, and a resident of DeerWoodsLodge.com cabin during the entire stay. Failure to comply with this policy will mean immediate cancellation of reservation without any refund, credit, or rebate.

Only registered guests and their approved party people/animals/companies/businesses by DeerWoodsLodge.com/owner are allowed on the premises during the rental period.

Paying Renter/Guest name and info must be registered with DeerWoodsLodge.com/owner at time of booking and acceptance of this agreement. All person(s) driving into the Coosawattee River Resort must provide their full names to DeerWoodsLodge.com/owner 24 hours before rental date so that they can be approved by Coosawattee River Resort for admittance during the rental period. Also, complete numbers of people, including infants and pets must be given, to comply with insurance regulations and coverages.

There is a $300.00 exit cleaning fee. Additional mess or damage could result in higher fees.

Insurance/Damage liability Included:

There are 3 staffed entrances/exits to the Coosawattee River Resort that DeerWoodsLodge.com, Ellijay, Georgia is located. Roads leading to the rental property can be dirt, gravel, bumpy and mountainous depending on the route you travel in and to the resort. 

As expected in the mountainous and hilly terrain, due care and caution is advised at all times while driving in and around the resort, especially after dark or during inclement weather. Please note to obey all speed limit and caution signs as there are many deer and other wildlife that roam the roads and properties at all hours.  We are not responsible for conditions of the roads or weather. NO REFUNDS will be offered for weather conditions or hesitation to navigate.

Rental Rate Deposit Fees/Cancellation Policy:

The deposit of approximately 1/3 total rental amount is to secure the time-period indicated of the DeerWoodsLodge.com cabin. If within 60 or more calendar days of check in date, the Renters/Guests decide to cancel the Booking Agreement, 100 percent received, will be returned in full. If 30 days or less, 50% will be refunded. After that, it is non-refundable. If the booking is made in less than 30 days upon check in date, 50 percent will be refunded within 14 days. After 14 days of check in, any amount received in non-refundable.

Payment: To secure booking, payment is to be made through this secured website. On the Home Page, click on the small lines at the top middle of the screen, and click ”Make a Payment” you will be directed to the screen to pay by credit card.  

Guests:

People other than those in the approved guest party may not stay overnight in the property. Any other person on the property as a daily guest is the sole responsibility of Renters/Guests. Guests are not allowed to exceed the prior occupancy limit agreed to unless approved by the DeerWoodsLodge.com/owner. Roll away beds, inflatable mattresses, sleeping bags or other like items are prohibited unless approved in advance of arrival by DeerWoodsLodge/Owner in writing. Any gathering, party or event of any kind must be approved by DeerWoodsLodge.com/owner in writing before being held.

Noise:

Guests should not create any excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 11:00 PM – 7:00 AM EST.

Liability:

DeerWoodsLodge.com/owner is not responsible for any accidents, injuries or illness that occurs while on or near the premises or its facilities. DeerWoodsLodge.com/owner is not responsible for the loss of personal belongings or valuables of the renters or guest(s), animals, coming, during or after leaving the property. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite or use the DeerWoodsLodge.com property.

Children:

There is a small child/animal gate located at the top of the loft stairs for their safety. If that gate is in use, an adult must be in the loft area for added protection. We are not responsible for your child or animal, and it is all upon to Renters/Guests to guarantee their safety. The upstairs is not to be used as a locked childcare or animal area.

Pets:

Pets are only allowed as agreed upon between DeerWoodsLodge.com/Owner and Renters/Guests, prior to booking and entering the cabin. Any deviation from this needs to be conveyed to DeerWoodsLodge.com/owner immediately for consideration.  Any damage caused by pet(s) Renters/Guests will be held responsible. Pets must be housebroken, well-behaved, and pest free. Dogs must be controlled outside in compliance with all local laws. Dogs must be crated if left unattended in the cabin. It is Renters/Guests responsibility to pick up and dispose of your animal waste even if it is outside. Pets are NOT permitted in the hot tub. The high temperature does affect their own well-being as they don’t sweat, loss off hair, and bodily function. 

There is a  charge of $175.00 for dogs up to (2) staying at DeerWoodsLodge.com.  This will be added to your bill for payment upon booking.  Any questions about flexibility of this policy, please email us.

Parking:

Parking is limited to a maximum of 6 total vehicle(s).  Parking on the road or other parts of the property is not permitted at any time. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. NO VEHICLE REPAIR IS ALLOWED ON THE DEERWOODSLODGE.COM or Coosawattee River Resort PROPERTY AT ANY TIME.

Damage/Breakage/inoperable item:

Any damage that occurs due to guest negligence and is not considered unintentional, shall be at the Renters/Guests expense. DeerWoodsLodge.com/owner reserves the right to use its sole discretion as to what is considered accidental vs. intentional or negligence on the part of the Renters/Guests.

We cannot guarantee an act of God, weather, heat, air conditioning, electricity, water, any appliances, streaming service, television, cell phone usage, electronics, gas logs, grills, etc. NO REFUNDS, CREDITS, OR REBATES will be given. 

If any of these policy items are not met, Guests are in violation of this Agreement/Contract. Guests acknowledge Agreement/Contract and authorize DeerWoodsLodge.com to charge the credit card on file for any damages sustained. 

*No Smoking anywhere on the DeerWoodsLodge.com property except ON THE STONE PATIO AT THE FIREPIT. Please extinguish any cigarette cigar, or pipe in the firepit ONLY!

NO vaping, incense or anything that emits smoke, odor, etc. is allowed anywhere in or outside the DeerWoodsLodge.com cabin or its property. 

No Slime, Play Doh, glue, paint, glitter, confetti, sticky, staining substance or dye permitted in or near the DeerWoodsLodge.com cabin or its property.

No dying or coloring of hair in or near the DeerWoodsLodge.com cabin.

No tanning spray or tanning lotion is to be applied in the DeerWoodsLodge.com cabin.

No gatherings, parties or events are allowed without approved amount of person(s), animals(s) at in or on the cabin and the DeerWoodsLodge.com/owner authorization in writing. 

No charging of any electric vehicles from the DeerWoodsLodge.com cabin and its utility services.

No illegal substances/activities allowed on any part of the DeerWoodsLodge.com premises.

No subletting to others or business’ from or at DeerWoodsLodge.com cab or its property.

No business of any kind is to be operated on or near the DeerWoodsLosge.com property.

No receiving mail unless prior approval by DeerWoodsLodge.com/owner of cabin.

No excessive usage of things, not limited to data, electricity, or water at DeerWoodsLodge.com cabin and its property.

No food or drink in the bedrooms, except for water in a glass or bottle on a coaster in the DeerWoodsLodge.com  cabin.

No hunting of any kind on any part of the DeerWoodsLodge.com property and the Coosawatte River Resort property. Fishing allowed at certain designated lakes/water ways in the resort.

Drinking:

No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed in or on the DeerWoodsLodge.com property.  Also, any Illegal drug use is strictly prohibited on the DeerWoodsLodge.com property.

DeerWoodLodge.com/owner is not responsible for the inability to arrive or if Renters/Guests choose to depart early for any reason, or if members of Renters/Guests party, people or animal does not arrive or stay, there will not be any refunds or rebates expected, offered or given.
